How a Moisture Sensor Saved My Rental Property

As a property manager, I’ve always been on the lookout for ways to protect my rental properties from unexpected damage. That’s why I decided to install a SmartThings hub equipped with a moisture sensor in one of my rental homes on Cape Cod. The sensor was placed in the basement, near the water heater, to monitor for any leaks or water intrusion.

Last month, during an intense rainstorm, the sensor detected moisture in the basement. The storm had dropped 3 inches of rain in just 30 minutes, which is a significant amount for the area. I immediately contacted the tenant, who confirmed water had entered the basement. They were able to clean it up within two hours, and the sensor reset once the area dried out. Importantly, it also confirmed that the water heater wasn’t leaking, which was a relief.

This experience has been a game-changer for me. I’m now confident that if there’s ever a leak from the water heater, I’ll know about it immediately. The peace of mind this provides is invaluable. It’s a small investment that has the potential to save thousands in repair costs down the line.

If you manage properties or have a home prone to water issues, I highly recommend considering a moisture sensor. It’s a simple yet effective way to prevent damage and ensure the safety of your property and tenants.
