It seems that Aqara app now can be used without internet access by enabling this option in the app. It’s a bit buggy and had to restart the app a few times to make it to switch to this. I guess it also needs the M3 hub to work. I haven’t seen any news or announcements about this; was this added recently?

A new feature in the Aqara Home app!
Now you can control smart devices from your smartphone even without the Internet, for example, in case of provider failure, late payment or any other reason.
How does the “LAN Management” function work?
The local management function allows the smartphone to interact with smart devices connected to Aqara hubs directly via a local area network (LAN), without Internet access.
When your phone and the Aqara hubs are on the same Wi-Fi network (for example, connected to the same router), devices are managed and their statuses are obtained directly, bypassing cloud servers.
The local mode only supports device card management. Other functions (such as creating automation) require a stable external network.
Important:
- If there is no external network, you can check the contents of the home page only from the application cache.
- For the function to work, the network must have at least one Aqara M3 hub, which plays the role of a local coordination center.
- Make sure that your phone and the hub are connected to the same LAN network of the router.
Instructions for enabling the function:
- Log in to the Aqara Home app.
- Go to “Profile” — “Settings” — “Local Network” — “Enable”.

LAN mode currently works only for physical devices (switches, sockets, etc.), it does not analyze sensors, and it also does not work with groups of lamps.
